You'll screen out the people who don't have bank accounts and/or know they won't pass the credit check.You'll always have a bunch of hopeful applicants, who will waste your time checking them out, hoping you won't be thorough.For any checks I collected and didn't use, I'd ask them if they wanted to come pick them up (by appointment only) or let me destroy them.

They're just on hard times, but they probably will figure out somewhere to go, rather than destroy their credit or references.You could also tell them that for future references, you will say that the lease was terminated as agreed, with just the dates of tenancy.
