Hi BP Community, I am a new Boston area investor currently residing in Jamaica Plain and spending a great deal of time on the South Shore.I have a marketing background and also freelance as a RE and interior design photographer (I can plug my details in the marketplace) I am beginning to leverage my marketing background in the real estate world and I plan on locking down a couple deals in my first year.

I am interested in transitioning into the development side of the construction process and gain more of an understanding of how finance works.I am also interested in possibly opening other doors for career paths in the built environment leveraging my existing design/construction experience either as a real estate consultant ,owners rep or tech prop entrepreneur All sounds great right but the cost is about 100k+ which I would need to take a loan out for and I am worried that amount of debt could maybe restrict my freedom for the next 10yrs.Should I go ahead and do it or would that money be better invested in starting something and learning as I go ?

Basically, I want them to be responsible for any new long-term damages, even if the root cause of the damage happened before we entered into a lease, assuming it's caused by them.Another example: There's a high deck where rain water was directed and drained off harmlessly through a hole in the corner, by design.

We would like to do more deals (I have a design team, team to find deals etc.) but currently have the following issues to execute: -I co sign on the debt on every project we do, but, we need an additional guarantor for our banks-my "friends and family" equity is tapped out.
