Having no debt might be good for you personally but there is nothing worse for a investor to have loads of dead equity sitting around waiting to be picked clean.

The #1 being make sure you have your biz model fleshed out before you do the jump.

Sometime I wonder how they get any business because, as Mindy put it, customer service seems dead with many people.  

Might consider keeping them until dead of winter or so....assuming they don't have active lease....then push them out to allow rehab during dead winter months when those pests are less active anyway, get the rehab done and have a nice clean unit ready to go come prime Spring season.

Anybody that it saying that this business is dead or too hard to do is in the process of quitting or quit already.

The last thing you want to do is make the  place beautiful, only to turn on a forced air system for your first showing and realize that the pressurization of the house squeezes out the smell of charred wood.Also, I've heard of others purchasing burned structures that have been left for dead and have asked for the insurance proceeds to be a part of the transaction.  

But the problem is that I'm not dead.

I am always surprised that the supposedly good wholesalers are dead set on defending the idea of wholesaling, when I would think they should spend more time talking about the bad wholesalers and guru scam artists that saturate the business.
