Hi.Just closed another 4plex and obviously it came with all inheritate tenants.

Read BP books (The Book on Rental Property Investing, Managing Rental Properties, Set For Life), watch Youtube videos, etc. 

Make a list and look closely at each one to see if they are an option.If you can't find someone within your network, expand your network.

Unless its a perfectly turn key deal with market rate tenants, you'll actually have more control over a property upon closing with vacancies than if it had tenants.

And the "norm" is not even close to what it used to be ... with many carriers going up to 1.5-2% Deductables for storm claims; or not writing policies for roofs older than 15yrs (some 8yrs!)

You might also see smaller fees at close for legal, title, appraisal, etc.

@Barry Randall, try joining a meet up regarding real estate in Madrid or meeting other people here on the forum close to you.

Test the well for gallons pumping and quality.Have them pump septic at close ( $300 ish cost but you need to know condition)Roof?

Keep in mind anyone can watch a few You Tube videos and think they know enough to teach others. 

I'd love to have one close to home my family and I could use a few times a year.
