In my case it was not a big job, just an extension, fixing a wall and electricity.

@Logan Caudill If it's been abandoned for a few years, I'd check to see if you can test out the systems in the home (i.e. electrical, plumbing, etc).

landlord's neglect and how they were paying more in electricity (electric heat) almost than rent ($1,500/month), saying how they were given no fridge, heater, A/C, etc. and had to get everything themselves. 

Hello,Long story short:  Tenants didn't pay last month's rent and damaged carpeting with smoking (prohibited in lease) and other stains, left significant junk to be cleaned out and some other damages. 

Arlen - I'm told that it is pretty "hands off" as rental properties go, and I believe that for a couple reasons - very good reliable and clean tenants, and it's classified as a "luxury condo" for what that's worth. 

Can anyone recommend a carpet cleaning service in the Raleigh, Durham, Triangle area? 

I have an idea...and maybe a CPA or some other knowledgeable tax expert can help on this......so here's my idea:I want to start paying all our regular ongoing bills and utilities with money straight from the LLC rental income....cell phones (we use our phones for mostly work anyway), electric bill, internet, water, etc etc....I'm thinking of making a lease where my business rents the home office space from me and my wife, and the rent is roughly equal to the utility payments, or just have that on the lease..."

Let's just say it sounds really bad; my walkthroughs have always been great the place has been clean and in order, I have no complaints. 

It has water and electricity.

You walk the house and the foundation, electrical and plumbing all seem to be functioning properly.
