My MLS listed deals are insane to chase in my market right now.

I’ve called many banks ranging from large box one, Chase etc to regional/credit unions, and NONE will offer HELOCs on rental properties.

We  chase him for three blocks and when almost all hope was lost, the poor puppy stops running.... in the middle of a main avenue and around dozens of cars stopped...I finally was able to grab the poor soul back to safety ....a good deed was done today.

Generally speaking higher returns mean higher risk with any investment, but as real estate investors we are chasing higher returns and accepting higher risk.

You'll still need to chase down the co-pay from the tenant, if any.Also, HUD FMRs have jumped a lot the past 3 years, but I wouldn't expect those kind of increases the next 5 years.  

I talked to my usual bank (Chase) and they said 4.3% APR and 25% down.

Time consuming, but it cuts to the chase.

Don't chase the 1% rule into a D-class neighborhood!
