Here are a few for you:Pros- Online account access- Online payments- Prompt responses to e-mails and voicemails- Good criminal background and credit checks- Actually calling past landlords, employers, etc.Cons- Charging a credit card processing fee- Lack of advertising (e.g. only posting the rental on the company website)- Lack of communication during vacancies (e.g. not providing me with updates on repairs, tenants applications, etc.)- Only using in-house maintenance (e.g. if your one guy can't get to something for a couple weeks then hire a contractor)

I personally don't use the app and just open BP using my web browser on my phone or Tablet...from what I've seen BP's website is very mobile responsive...Besides having an icon on your home screen & receiving notifications what benefit does the BP app have that can't be accessed from the web version?

Also using online income maps and the census website helps you analyze which area is best to rent in based on owner occupancy ratio, population growth, income, etc.Best of luck in your journey!

After looking at the tax assessor's website, I see that the owner bought the property in 2014 for $110K (although he did say he totally upgraded the place after buying it).

I believe they have a subscription system however from what I recall it's a little bit expensive and is not very user friendly.You can pull the public data from the various websites and then go and extrapolate everything, but unless you've got a pretty good programmer who can build out some engines to go scrape everything you will end up doing a lot of that mining manually.
