Honestly beyond the couple of hour inspection everything else they off is "bonus" if you buy single family.

every contractor I guess has their own preference, but this contractor that I am talking about, is only doing that when we work together LOL ... for me the labour/material issue thing is not really big deal, but when he gives financing that's the big bonus LOL

Cash flow is king, appreciation is a bonus.  

Plus, the get the quiet title order as a bonus AND you can now sell the property on a warranty deed, borrow money against it, etc.

I finished my last project with a CC from Amex Blue Business plus 30K 0 APR the first year and 2 x bonus points plus a signup bonus. 

If the contractor is able to negotiate more favorable materials or labor that is a bonus for the general contractor.
