Most succeesful real estate investors work out their own quick way to analyze a property and go on gut feelings as to whether something will pan out or not but usually once you get a good amount of experience under your belt you will be right more times that you will be wrong and eventually you will learn that if things do not look extremely good then you simply pass on those deals.

In m opinion, it might be worth it to hire an attorney especially if you don't have a lot of deals under your belt because there's a lot of moving parts.
