I think the ADU option is the next "gold rush" in California Real Estate. 

Granted , this should have been mentioned to you , but the " white gold " is great cash flow .

They just needed selling skills.During this conversation it came up that there was no MLS and I said it sounds like there is some money to be made going back to NYC and starting a MLS after they mine Phoenix for some gold and they could use their NY brokers license to get some commissions when buying in AZ. 

My bet is that bargains will be available at "dimes on dollars" and that owners will prefer old-fashioned gold and silver as their transaction currency of choice.Functional farmland will reap ready reward.

Yes, you will pay into this pot of gold through maintenance costs, etc and there is a heavy reliance on appreciation, but at the end of the day investment is a risk vs reward equation.I have personally used this method 3 times and the tax free money that flowed into my pockets could never be matched by $200/unit monthly cash flow figures.
