IMO Floor and decor while having beautiful displays, has crap for quality. 

A lot of people may disagree with me, and that's fine, we all have our methods, but I also come from a sales background with a lot of cold calling and cold emailing, so I've had a lot of practice at getting rejected and disarming prospects that want anything but to talk to you.As far as ways to get contact information, I use Propstream, which is great for getting property and owner information, comps, distressed situations, etc. and then you can skip trace them within Propstream to get the contact information.

I have a background in construction, both residential as well as industrial- so I believe that I have a fair amount of experience to well evaluate a property's full potential and ARV.

A little bit of background info - all units in fourplex have garages, are 3-4 bedrooms, and delivered vacant.

For background, this is a stable, performing property with a plan to buy and hold for as long as makes sense.

That's a beautiful property.Over the years I've tried to salvage 'stuff' only to end up frustrated & wasting a lot of time & I have a barn full of the 'stuff'.

I have the most beautiful property in the neighborhood - which is a problem :-) - I did not study the neighborhood in great detail to realize that the property might not sell at the price point I was aiming for.
