Over the years, I was involved in number of cases where folks suddenly had to face a huge liability because they didn’t realize this fact.Finally, since you mentioned that you don't live in the states, I would double check the law of the country you currently live in to see if there are any restrictions on the amount of money you can transfer.

Speaking to sellers face to face or over the phone can be very intimidating for a newer real estate investor/Entrepreneur, the fear can be discouraging and immobilizing. 

The issue we are faced with is trying to sell our house without taking a loss.

Now, I'm faced with finding a replacement property from the proceeds of the land sale.

I happen to believe that we are in a bit of a bubble here in Portland (I'm in the Bethany area near you) and it that is true and it pops you have to potential to be underwater (or barely treading water) on multiple properties.
