All adults in the property must provide a signed declaration.The important point is that the tenant must actually be unable to pay rent.

Henry, Thank you for the reply.Older Gentlemen Mid 60's , Kids are responsible adults, can handle the financial & Maintenance  responsibilities.

Her 2 siblings have no interest either.The rub is this:-Buildings are priced really high for the area in the condition they're in ($315,000 together)-Seller has her adult son staying in the rear unit charging him and his wife about half of market rent ($525 currently)I am seeing my numbers work out (FHA 3.5% down, living in the vacant apartment above the office, still paying $500 or so to live there) around the $240k-$250k range.

LA is a center of entertainment.

Having been an investor most of my (long) adult life, and licensed agent the past 18+ years, I feel a little like the State Farm agent on TV...

If a SF is at the right price point and location, I'd be happy to entertain it.  

Keep track of where your money is going, especially the little things (eating out, entertainment), and see if there is a way to make some extra money. 

It's really up to the tenants to work this out between them (they're adults). 

When seeing if applicants are qualified to rent in my unit, can I combine all the incomes from all the adults who will be living there?
