Consider your obligation to the end buyer when the due on sale issue surfaces, if not paid off by someone in the deal you are in default to your buyer.You can not simply create a deed-in-lieu-of-foreclosure (DIL) or hold one and go down and file it and mail a letter to the seller note holder saying "We're out of the deal, we have you the property back"!

That looks like a screaming good deal to me on the surface. 

What about leaving the cabinets as is and putting a solid surface top on it which will last forever.

For paint to stick you should scratch the surface first, use steel wool or something.

It seems most cities are not keen on taking down trees if not necessary.For the tree limbs, in Cincinnati, I am required to clean up all debris on adjoining properties related to tree trimming or taking down.  

They can probably do a visual inspection immediately and indicate whether it is likely or unlikely, then they can conduct a physical test of mold in the air and on surfaces.

I might add, that one of them works in the law enforcement field and is well qualified, so on the surface, they appear to be a very good choice for a tenant.Just looking for suggestions on how to handle a possible situation that might end badly.Seattle Washington, Snohomish County, Puget Sound
