I'll add I'm in Colorado and our market is very hot right now so I'm not concerned about getting stuck with an empty unit in the middle of winter. 

I would be a bit concerned about the area due to the low rents and price, but strictly based on the numbers it doesn't look bad.

I have yet to be flat out denied nor have I been required to address anything more than what is visible (usually attics and/or basements).

However, as it seems most things concerning contracts are negotiable, is it possible to theoretically construct a deal like this, assuming the sellers agrees to it and it is written within the contract.

Address: 717 W Kaley St Orlando, FL 32805•-I looked into the crime rate, which seems pretty high online, so I am most likely going to shy away from Orlando, but practice doesn’t hurt •-I looked on craigslist and Zesimate and it looks like rent will go for about 1200-1500 for a 3bed, so I’m going to estimate 1200 to be conservative •-This property is also listed for 70,000 – I want to estimate 20,000 for rehab costs ( I am still reading up more on estimating rehab costs) ,but for numbers sake, I will use this number for now.

But My ONLY concern is the following.

Why more people keep wanting to buy houses in South Jersey is bizarre to me, but the market is getting stupid as far as I'm concerned.  

If you can't get that for some reason, you got to get references and previous addresses.
