I'm a newbie, so this question may have been asked and answered multiple times.Has anyone used their VA home loan benefit to purchase a 2nd property, move into this 2nd property as their "primary" residence and rent out the 1st?

It will be just over 90 days from signed purchase and sales agreement to closing date. 

@Yongming Huang again the buyer IS paying both commissions, in the financing of the purchase.

On top of the 'commonly used' investor filters like 2+ years back taxes, recently inherited, etc- I loved some additional possible/ unique filters like number of structures on a parcel, min/max land sq ft, initial purchase price, and ability to narrow down to very specific areas on a map.

This is my 3rd tour in Germany and I am also seeking to purchase rental property here as well.Finally, I am planning to do my first house hack upon my return to Baltimore next year.

If these have the 2 position's to make up the puchase price, how can I use BiggerPocket's in finding the 2 lender's to satisfy each position to purchase the cash flowing property?

After broker commission finally I got 2% back on my purchasing price. 

I know that generally 20% down is required when purchasing an investment property.  

Demand has stayed consistent this year and end of year has been crazy busy with tax depreciation purchases or value add. 

As far as purchasing leads, I don't know a reliable source.
