The amount of the EMD only matters if you don't actually plan on closing.

But then on the positive side you've got the amortization of that loan, the tax benefit of depreciation and whatever appreciation there is.

If your current tenant leaves on December 1 and you move in a new tenant on December 15, the current tenant will only be liable for 15 days of rent.

I'm not an expert on that market but there is no substitute for local knowlege and time spent on the ground.
