There is no need to speak slowly and draw out words (as so many folks do when speaking to someone who's mother tongue is not English) as this may make it more difficult for them to understand you.Bringing a pen and paper, as others have mentioned, is good.  

For my mother, who is not an investor, taking on a lot of debt, even if it is good debt", is probably not within her comfort zone.

I know someone had talked about traveling nurses and more high turn over but high occupancy situations, any thoughts there?

First and foremost, it taught investors who thought they were invincible a very important and expensive lesson that you don't fool with Mother Nature.

One other aspect is that you seem to have some secret niche in RE, you could have mentioned wholesaling or fix and flips, or nursing home rehabs, the way you described it is another red flag as if it's some secret gold mine. 

I plan to go into this with my mother, it's something she's always wanted to do as well.
