I personally don’t see the downside to any of this, I’ve calculated that I’ll spend a month of my life in the grocery store, not including traffic and parking.

Location is ideal-except for noise from the street and baseball diamond-and parking does not look at all difficult.

I can see where a seller may balk if its your first one.. not everyone is successful raising money .I guess the closest I have come in selling a few of my MHP's  but those were bay area buyers who paid cash :)  and owned 50 plus parks.. and we were talking a few million not twenty..

Looking to purchase my first Mobile Home Park and looking for Leads.

My goal is to buy a 4 bed 2 bath house in the Barnum and Athmar Park area of Denver. $300-$350k seems to be the range of house that meets my criteria in this area.The only problem is that with my debt to income ratio (student loans and a car payment) I can only qualify for about $250k.Running the numbers I know that I would live for free and even cash flow a small amount on a property, but of course mortgage companies don't look at this when lending.
