Hopefully, your lease says the tenants cannot modify the property without your permission.Some of the other items could be ordinary maintenance requests or something you are just stuck with.

I forget which (Champaign or Urbana), but one is very restrictive on STRs...just make sure you are aware of zoning and restrictions. 

@Hilda Cervantes PMC and agent are all you really need.They can both find handymen for repairs, just make sure they are properly licensed and insured.
