Schools are also a better indication, and this one looks like they are all below average.But ignoring the neighborhood, here's my monthly breakdown:Down Payment: 17,250Rental income: $1100Mortgage: $278 (borrowing $55,800 at 5%, 30 year amort)Taxes: $134 (found recent tax on zillow)Insurance: $75 (a guess)Management (10%): $110 (even if you manage yourself at first, which I encourage, price it in)Vacancy (10%): $110CapEx (10%): $110 (even if you don't need it right away, you will need it)Other expenses (water/sewer/snow removal/lawncare/maintenance): $110 That leaves you with a monthly cash flow of $173/month.
