My mother lives in a 55+ community just south of Tampa, and the seasonal snow birds do rent condo's like hers during the winter months. 

It is also cheaper to renovate a small condo than a whole house.2.) easy to maintain - the strata takes care of the snow shovelling, hallways, entry, gardening, cleaning, etc on the the outside of my unit. 

They are what we call "Snow Birds", they have a house in a sunny climate for winter use. 

Close to the UP, so some people use it as a stopping point before going north to Snow Mobile, Ice fish etc.

You will also have to be a general contractor of sorts, responding to maintenance calls, repair issues, state and local compliance, sourcing, screening and leasing tenants, evictions, court appearances, lawn care, snow removal.
