You can do it yourself but you want to tread carefullyThe difference is that the IRS gives a lot of extra scrutiny over arrangements like this because it is very easy to create a step transaction and reduce the arms length nature with the unrelated party.

For example, if Owner B is listed in 2 county records, but Owner “C” is listed in the rest….you might want to “Proceed with caution” and look further as there is definitely an issue in this case.FYI: “Under Florida law, an unrecorded deed is void insofar as creditors or purchasers who have no notice of the transaction recorded in that deed”"Is your tool grabbing tax data from county websites and auto populating?

@Charlie Moore The issue I have with dealing directly with sellers is that most of them don’t know how to handle a deal, and/or are not knowledgeable on how to execute a property sales transaction.

@Kyle WilsonProhibited transactions can result in your Ira being distributed at the time of the transaction thus all of the tax free and or deferral income is subject to penalties and taxes.
