Thanks BP community:Earlier this year I found a 7 unit converted house, submetered gas and water, fully rented, stable market just received marijuana plant with 130 jobs, and have a 72-year-old motivated seller who is unloading some of his properties as his children don't want them.

Owners debt heavy (1st mortgage $219k, 2nd mortgage $42k) Sales comp $255,000 July 2017 (I walked this one and it had basement water issues, near highway and less land) My offer would be:Assumed their 1st mortgage for $219k.

Who pays water/sewer bill, garbage collection, any common area electric? 

Or were they pure scammers, always intending to "legally" squat there until the system finally catches up with them?

Does anyone have a suggestion for replacing hot water baseboard heater covers?

The way I see it the tenant had 3 choices 1) get rid of the dog 2) give up the unit 3) fight it in the legal system. 

@Jerome Morelos Definitely look into your state laws...I know here in MA I am not allowed to charge tenants for water UNLESS it is sub-metered correctly.I am also required to provide heating no matter what during "heating season" even though the heaters are also separate for each unit.I would also suggest taking a look at other listings in your area to see what common practice is.Best of luck!

Maybe not for a first timer, but you can absolutely flip long distance, as ultimately you will want your systems in place so that you can be anywhere.
