s point above about consistent marketing and follow up being more of a success factor than how an agent actually does their job - not saying that's a great thing, but I believe it's often true.I think 'old school' real estate marketing is transitioning more into education-based marketing, in which the agent is more of a guide than a salesperson.

I'd then structure the deals such that if/when the homes are paid off I'll be at retirement age and can simply change income streams.... just the real estate version of accumulating wealth to reach a FI number, then transitioning ones portfolio from a growth focus to a yield focus: a very well-trodden process for stock market investors who "retire early".
