Basically do your DD on the RE and your team. 

Secondly, as you stated, you do not have a team on the ground there.

One thing for sure, everyone will agree that finding the right people/team is more difficult than finding an investment property.My criteria for buying investment property is simple: Single family home In a B+/A type of neighborhood in a ready to move in condition.

All of the people on your team should be aligned with your goals. this is measured as in any business by KPI metrics.

Current management team is not functioning effectively. 

I am managing rehab with my contractors & team.

Additionally, I had a bed management team prior and already had to spend close to $1,000 to get the property back into rent condition after switching management companies. 

Know the law, document everything, and make sure everyone on the team knows how the law applies to their functions and acts accordingly.
