Our local wholesaler is a one email solution...I request current availability of a size, type, color and general model to replace an existing unit from the person assigned our account, they send me the detailed specs and cost which includes delivery, remove and dispose of old unit, and any accessories needed such as range pigtail, 3 or 4 prong, or washer hoses, etc.

I have 2 exist strategies I believe will serve best to solve these problems and make for a very good ROIOne of those strategies is "SUBORDINATION" via seller financing where the seller is willing to take back a note in the 2nd position with a down payment allowing for immediate solution to their immediate problem.
