Anyone having success doing mid term rentals?

Hey Justin, totally can relate with you being from an expensive real estate market - I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

I think that sets you up more for success.

You need to disclose, disclose, disclose all of it and buyers may have an issue with it or use it to negotiate the price down or just offer less, even if their concerns are unfounded.

I have successfully used VAs in my on-market and off-market business, but you will fire about 90 percent of them over time.

Keep in mind that building a successful REI business takes time and a strong foundation.

So is your half of the profit based on you finding the deals, and negotiating the deals?

What trips me out, is they way overbid on a couple of houses I was in negotiations with the seller on.

Uses that also target the business incubator residents/visitors and remote workers might work, e.g. many years ago I'd thought about doing a sort of subscription-based co-working space - something of that sort may do well initially, but may be much more successful in about 5 years as the area continues to redevelop.Current resident population within 1/2-mile is lower-income.
