Hello Colorado BP Members,I'm nearing the end of the my studies for a Colorado Broker license, and I'm looking for a low cost brokerage to hang my license at to meet the 2 year requirement.

Rent income total $2325PITI + water/garbage/sewer about $1800.No PMNet income $525 per month.If i account for maintenance and repairs + capex, i probably make only $100/ a month.My goal is to bring the lower rent gradually up to market.

They need to be accounted for.  

Any reserves may be accounted for and then some.....

Friends, family, business associates, doctor, dentist, accountant, etc.

I am brand new on this but I try to study everyday the business of Real Estates and see how can I find a nice deal to start with.

Again, take in to account this may not be his fault and try to treat him like a human being =) You'd be surprised how many times people take their frustrations out on agents when it's their decisions on pricing or not fixing/updating!
