Do you mean completely turnkey and new or renovated and rent-ready?

For me, if it works financially to keep the property AND it is in an area that will appreciate well, I'm keeping it as a rental.It sounds like someone is going to have to compromise in your relationship. 

I am completely open in terms of new investment opportunities / investment types.

Is private lending as simple as it sounds or are there regulations to follow. 

Most lenders will require you to have completed prior flips if you want to do the renovations yourself.
