I haven't yet had to deal with an eviction but have been trying to mentally prepare for it, as it's happened to a few others I know and has never gone smoothly.

I'll come at this from a different angle.From a personality angle.I've seen ones who are contentious with nearly every renter, ones who dislike the demographic (but do their job legally), ones who cannot close  a prospect on a unit no matter what, ones with their thoughts elsewhere, and ones who are as smooth as glass.Despite the differences, they all could do the job well enough to get buy.I like loyalty, communication as needed, and being shielded from the sharp edges of the business (things I consider sharp), such as arguing with an angry late payor over a late charge, etc... 

a smooth closing process that is hassle free, someone who is reliable and can evaluate the investors situation, and recommend the best possible program to fit their need.

I used a credit union on the only 2 commercial deals I've done and it was a pretty smooth process.

When I purchased my second property, it went smoothly and actually quicker then my first!

A Contractor must have ironclad control over every aspect of the project to make it run smoothly.
