Landlord tenant law and fair housing is enough to get most new investors to think twice...plus unless you have access to PM tools like screening services, MLS and other rental marketing sites, vetted leases, vendors to handle repairs...you should let a professional handle it.  

Has anyone had success purchasing properties on sites like Auction.com and Bankforeclosuresale.com or other similar sites?

I have followed the site recommendation to obtain 3 different quotes.

I am 61 years old and have dedicated myself to learning from this website, a couple other sites like YouTube, and I read a book about every two to three weeks.I spend about 10 to 12 hours a day, 7 days a week doing that.

I may get badgered here, and I apologize if this may be seen as politically incorrect, but good for you... this is the exact thing we see in the bible, and in our church all the time; people who messed up, cleaned up, and were given another chance.
