Additionally, strong credit, a solid track record in similar projects, and a well-detailed plan for the rehab can also improve your chances of securing favorable financing terms.

Recording all the information in the world on short term rentals isn’t going to help you if you get into long term rentals and vice versa.

I just looked at my brokers contract and there’s no way I’m signing it.

I use my own network of vendors because the company's in house rates are exorbitant and the contracted vendors mostly unsatisfactory.

LauraWe have listed two properties as mid-term rentals in the LA area for 3-4 years now, exclusively through FurnishedFinder. 

But ultimately you can give a tenant notice if there is excessive screaming and yelling that if they are not able to maintain a quite environment you are going to have to ask them to leave due to violating their lease terms (presuming you have something in your lease like that).  

It might be tricky investing out of state, but Huntsville is a fantastic spot for mid and long-term rentals if you are open to those strategies.
