Plaza and Prairie village are already well established (gentrified), with Plaza being desirable to young professionals and Prairie getting to take advantage of the Shawnee public schools, avoiding expensive private schools while still getting to live the "city life." so attractive to families and folks wanting the safety of guaranteed appreciation (the cost being what I would argue is a higher buy-cost and taxes for a lessor property)I would guess Plaza and Long have higher crime rates (if that is a concern).

In general, I reckon that if you get EMOTIONALLY attached to a SF primary you want to buy, you WILL spend more on it than is financially optimal, and it WILL hurt your Debt To Income ratio and therefore slow down your ability to buy more bargain multi-plexes at whim.Will your extra retirement income wish, vs your pretty-home desire, be easy to resolve?

(You should charge them and make the tenants aware that any money collected will first be applied to any late fees before being applied to rent, and that you do not accept partial rent payments.)You do not want any eviction for late payments to be confused with her desire to get a dog.
