There's many indications on this and I won't go into all the details on this post.Core Plus is a very popular target property as investors can hold the property through a cycle ie. a recession and then have options on the upside of a cycle.

The real underlying problem is this area has experienced a very stable market since the Great Recession and many people around here haven’t seen the great increase in standard /cost of living the rest of the country has experienced over the past 10 or so years.  

Using a 1031 and paying cash for some bulletproof investments is a great way to hedge inflation/potential recession and still be "in the market" IMO. 

The next year, the great recession happened.

I've talked to a handful of folks from South Florida who picked up 10-50 acres in Umatilla during the recession and are simply holding until the infrastructure is there.

I believe most loans will put you at 20% down in this current recession (not quite sure with the FHA though).

If those 17 million unemployed people don't go back to work fairly quickly that will have a long term impact on our economy but assuming we don't head into a major recession it's unlikely that prices plummet. 

So for example I'm very conservative and don't want any debt on them because I feel this hardens them in case of a severe recession.

In our last "big" recession real estate recovered in only 10 years.

I also read it was one of the hardest hit regions during the recession.
