@Rebecca Busch - Finding a RE specialized tax advisor is not an easy undertaking.

There will always be costs when completing any type of RE financing.

This is a tough RE market.

I wanted to apply for a conditional use of permit for the property to run a daycare facility out of it.I was told by zoning that it can not be used as that without re-zoning it as commercial use.

On a refinance you have to get the title insurance 're-issued'.

Books I am reading currently include "One Thing" (re-read but for sure top 5 book of all time) and the "The 7-day weekend" which is a contrarian way of thinking about business. 

i don't invest only in RE either. 

Should be connected to main sewer system and have it inspected. require re-piping the basement so that all plumbing empties into the public sewer line instead of the septic tank which need to be flash out.
