Hey Jay,When looking at historic data I do take it into consideration but I personally like to add that information after all of the current data has been looked at and the deal works because even though past info can be an indicator I like to look at what caused it instead of the pure information itself so that I know if it will really continue (if that makes sense).Hope this helps,Romney

It is a special skill set, and probably patience, to work with investors rather than working purely residential deals.

Glad this is my personal residence/house hack and not a pure rental or my cash flow would have REALLY been blown up.

Are you generally looking for pure investors, or do you also accept any input from actual dentists on the landscape?

Also, there were some jobs I did myself purely because they were so unusual that I couldn't find anyone I could pay--for instance, I once dug out and installed a commercial grade sump system...a long story).

Are you looking into something owner occupied or purely an investment property?

Maybe gentrification will happen, but that's pure speculation in my part.
