My last eviction in Massachusetts took 5 months for them to move via the court, left the place in shambles and was granted a repayment plan by a mediator of $ 50 per month till balance is paid off....

So, I was wondering if I can get a USDA construction-to-perm loan first, construct one home, then get an FHA construction-to-perm right away to construct another home while I live for one year in the USDA home (they will be on the same land which is properly zoned, but I haven't bought the land yet).

Wouldn't a 4-plex be more profitable, if proper speculation before purchasing the property was taken into consideration?

Even with a small amount of capital, please provide your investors proper disclosure. 

It would take some finagling but with a properly motivated seller it could work.

I suggest you consult with an attorney regarding proper structuring of such partnership so that each parties interest is protected.  

Unfortunately I haven’t really put my degree to proper use.
