The fact that I'm doing this and not paying somebody else is largely a product of the fact that I want to eventually refinish the select-grade/clear oak floor and I cannot trust anyone to pull all those belt-shredding staples conscientiously for any amount of money.There's plenty of money down the line in fixing and bulletproofing the floor of the right rental, but I don't see people eagerly jumping at the bit to get at it.

I am working on a product that helps analyze these opportunities and would love to ask you a couple questions about your experience thus far. 

Plenty of HMLs have a long-term product separate from their short-term products but they are distinct products.  

The property manager failed to report on the declining micro-market changes where the property was located and so the sales price reflected that reality.  

I've heard from people that they buy this product, wait until completion and then sell the property for a profit. 

There are local credit unions out there who are doing low and no money down conventional loan products with no pmi, you just need to shop around.  

Just too much risk of the town declining/not finding good team members or tenants/low demand.

The numbers make sense as I've laid out below, we did really well on the properties themselves, but I need to find a lender that can look at the end product of this refinance instead of a low credit score up front ( I've tried about 10 different banks).
