I secure the 20% needed from a private lender; how does the private lender get his return? 

I would never install a locking knob, because it is a security risk to not use deadbolts.

I worked at an apartment complex where we rented by the bedroom and it's very important to outline policies regarding the security deposit, shared common areas, damage charges, etc. 

Hello,Say I did the BRRRR strategy on my first home and repeat it into my second home, third home, etc, however does there come a point when banks wont refinance a home for me anymore, say after my 4th home or do the banks dont care as long as the home was paid off when I first bought with private lenders money and only refinance to take out money to repeat and pay off the lender loan?

I would like to  have the funds secured (loan) and readily available for the first opportunity that is available.

What language should I look for on contract to secure my money?

Conversely, for HML and private lenders out there, what factors would cause you to agree to a HML to college students?

I’ve been an independent contractor for about 6 months, and am looking to buy my first property but am having trouble securing financing due to that I don’t have two previous years of 1099 tax forms (because I’m fresh out of college).
