The overall condition plays into the appraisal.

The only way that I would bother to look at the situation in any more detail would be if there was an incredible amount of appreciation in that area, and you were not afraid to play your hand on that appreciation play.

I thought it was a mixed blessing that I couldn't get my first property to appraise because the 3 br unit needed paint everywhere (incl moldings and ceilings all peeling) and I am scared to dead of the lead paint issue!

I know debt to income is going to play a large factor in getting approved so was wondering if the lender will count the future rental income into that calculation to make the DTI better, since there is a lease in place.

@Charles Jessup  its probably after your drop dead time.. but make sure your contract does not have a end date and if you have to redo the 3 day your not out of contract and the Seller is miffed and won't close.lots of this going on right now with this 3 day stuff..

Then you can play around with what the system sends you.
