Going to zero debt is not the perfect solution. 

Many people get so wrapped up in finding that "perfect" agent that they neglect what's really important: your needs and wants.

After gaining perspective here, I think that maybe I wasn't as totally nice in working with these contractors as I would have been if I were a perfect person.

An MBA would be perfect for real estate investing and the business side of things, you could always focus on accounting if you wanted to keep all the numbers in-house.

Otherwise listing it on the MLS is going to cost to 3-6% on your income on both ends.Zillow and Trulia work perfectly fine and cost nothing if you wish to easily market your deal.Get an assignable Purchase & Sale signed...Open title...Then market...As a wholesaler, I can tell you the only money you NEED is marketing liquidity and VERY few lenders are going to give you money for overhead.

Of course it's normal for the Interest Rate to be higher for Investment borrowing - but, it's still historically low.You're in the perfect situation to continue with the BRRRR strategy - using JUST your current Rental as security (if you prefer).

I agree with James.....waiting for the perfect property in this area may take some time.
