The reason this is the best approach is because many of those feds not getting paid will dig themselves in a deep financial hole and will not be able to recover when they are paid back wages.

If the property is in NC and you used the 2-T (standard NC form), you can dig through the language there and you'll see where you are buying the property As Is.
