I added 'State College' to my keyword alerts, so I'd recommend doing that just so you can keep in touch with anyone else in the area who is on BP.I wanted to add myself to this thread because as an Alum I've always been interested in the idea of having a rental in State College where my friends and family could go back to for game weekends.

And just for surety that I hit some keywords for anyone in LUMPKIN, Lumpkin, GA, Georgia, Stewart County.

We;the investors, depends too much on the property managers to make decision for us, most of us think we can leave all things in the manager's hand.1) I recommend knowing the market,how much can you rent out the space for, do you need to reduce rent to fill renters from February to April. the key word is to find out all this yourself first & give direction to your PM & asked for their advice.

How do you phrase the disclosure part?

You can setup a search or keyword alert on your BP account.

You can use Ctrl+F to search the document for key words that are important  to you, for example renting it out or having pets etc.You can contact the HOA to get the docs but it will likely cost money and they may want to see that you have a property in their community under contract. 

The key word here is intend.
