That 2.7% rate is pretty special...If I were in your shoes, it would depend on what I could leverage that 200k into out of state.There is ample opportunity here in KC (my market...I work as a Realtor here and own 3 SFR as investments).

They have a strong job market and consistent, sustainable growth. 

While I understand the concepts nothing beats seeing these deals in action.I would be grateful for the opportunity and am happy to offer my assistance in conducting research, organizing materials, or handling administrative tasks in return.  

Barrier to entry is better than much of CA, rents are high, inventory is low, jobs market is solid.

My job will be transferring me onto the macdill afb (I'm not military) in a few short weeks.

I like to look for unique untapped opportunities in the market when possible, and chat with people with more experience before I jump into a new industry.

Within real estate:  private lending, syndications, Delaware Statutory Trust (DST), Opportunity Zone (OZ) funds, As mentioned, there are public market options such as REITs and their preferred shares and/or bonds.

The best documentation in the world won't help you strategically plan how to use your 1031 opportunity if the QI isn't responsive to in a timely manner.Demonstrated experience and nationwide footprint I would toss out as the two most important criteria.
