If you are not willing or able to screen the tenants yourself (I have recently used TransUnion's Smartmove where after I call previous landlords and verify employment, I instruct the prospective tenant to go online and pay the $25 fee directly to the service and you get the report emailed to you), then she should be willing to pay whatever your actual costs are to replace her if she really wants out of her obligation.
