Does this include the premium you are paying the seller to consider seller financing?

If you have a fully paid off vehicle, you won't have the mortgage interest deduction that other taxpayers will have.There is no 'both taxes', there is one income tax form that includes all your income.You will report your rental income and wages on one tax form.

@Marc Massicotte, you'll want to include a stipulation addressing the closing date since you're at the court's mercy. 

Face eviction through the court, in which case I will seek a judgment for all unpaid rent and other charges, including attorney fees.Give that to her in writing and make her sign her choice.

I'm wondering though, if I market them as lease option/rent to own, will a PM show the property, handle paperwork including the option contract and then manage the property or does that require a real estate agent?

Includes pool, large backyard (for the area and also a corner lot), great location, family-friendly neighborhood. 

The kid finally pays rent, including late fees, & we decided not to slap him w/ an additional $100.
