when it first arrived, I drove down the street where one of our rehabbed properties is located and scanned all the buildings (all old Second Empire, Victorian, Georgian/Edwardian buildings) ... all glowed brightly from the escaping heat (it was -23C), save for ours, which still had a few hotspots from the areas we have yet to rehab.

In reality the borrower is not going to borrow 100%; more like 70-80% of total as-is value so they have lots of skin in the game which decreases your risk on the investment as that is instant equity in the property.

Attending Meetups, as I mentioned in my other post, is another way to meet some of the students, hear their stories, and in some cases, actually visit their property.Regarding the alternate approach of simply finding a partner who will hold your hand and make sure the deal succeeds, I think there are many ways to skin a cat, and that method can work too.
