Personally, I don't have an exit strategy -- I genuinely love doing it.In terms of longer term approach, the bigger the track record you have, the more capital you can then raise with the least restrictions.

To ensure success you will definitely want to associate with like-minded people, people with experience and who are already doing what it is you want to do, and people who inspire you… not naysayers, negative people, nor critics.

Genuinely curious.

Additionally, tell them your story and be genuine. let them know you are just starting out and you like their property and are wanting to live in one unit to get your journey started.
