Complicated deal that an average investor could not do because of multiple lien holder negotiations How did you find this deal and how did you negotiate it?

But even if we take 8.5% of mortgage holders (not homeowners) in forbearance, and assume that they all default and have to sell, they can still sell at (or near enough to) market value -- I don't predict many short sales. 

Hi @Anthony Vargas I agree 100% with @Michael Porche, I am an agent in town who deals exclusively with investors looking for flips/rehabs, buy/holders etc.

But I haven't figured out what to do about other bonus amenities, like keeping coffee and food items (like granola bars or smores kits)clean between guests.

You may be able to find people that will pay more"I don't know, I've seen boxes like for dollar-type stores that do get filled, but can't believe they're getting the rates/terms the original franchise paid.The one's that are really tough are the burger/fast-food places.
