What amount of due diligence can I have done before I buy (and how do I go about it)?

It's allowed me to do some of my own work like changing toilets and fixing leaking ceilings, but even if I don't want to do a job personally hopefully I'll have enough knowledge to not let a contractor over charge me, or recommend something I don't need.You'll also meet local contractors, and hopefully investors.They may offer an employee discount too.

He also observed some active water penetration into the basementI am trying to figure out if it’s worth it to look into fixing it and trying to make the deal work, or if I should just keep looking for a different property.

My Idea is to start with fix and flips to make some “quick” profits and then use that profit to get into more long-term, cash flowing investments.

I was wondering if there is a way to put an even lower amount down without occupying the property? 

Hey BP, I'm looking to expand but am being overwhelmed by the amount of work required to keep it all organized. 

I say this to all who are working in the fix/flip arena--architects are pivotal in protecting you from liability. 

I've heard about DSCR or Fix and Flip loans. 

The last thing I want to do is deploy a large amount of cash to buyout my spouse only to then have the lender raise my interest rate to today's rates.
